Silicone Roof Restoration
The “work horse” of the coatings market, silicone has virtually the lowest water permeability of any liquid applied product while still being UV resistant. Silicone can be applied over PVC, TPO, and EPDM over 3-years old, as well as granulated Mod-Bits, APP, smooth BUR, metal, SPF, concrete, and masonry. Silicones are best used on flat and low-sloped roofs when ponding water occurs. A primer is seldom needed, but recommends a bleed blocker on asphalt products. Silicone, being a moisture-cure high solids product, can be applied safely at 40 or more mils in a single coat. This allows up to a 20-year warranty system to be applied in one pass. Silicone systems hold up against the elements, resist UV damage, and create a seamless water tight solution. Silicones can also be applied at lower temperatures which allows for a longer application season. Silicones are superior water proofers, but are not as resistant to foot traffic as acrylics. The use of granulated walk paths are always recommended for both safety and durability. All of the silicones that we apply are environmentally safe and low VOC. We even offer a system that is P151 Rainwater Catchment approved. Standard colors include white, gray, tan, and safety yellow. Custom colors can be supplied for large projects.
Acrylic Roof Restoration
This multi-coat process is the go to for metal roofs. Acrylics fail when water sits for more than 72 hours, which on the majority of low or steep-slope metal roofs is seldom. Acrylics are better suited for foot traffic and have higher hail resistance. Materials prices are substantially lower than that of silicone. The 10-year acrylic system is usually applied in 2 coats, while a 15 and 20-year system requires 3. Acrylic systems only require a primer on metal if surface rust is present. Another benefit of acrylic systems is their ability to be applied on steeper slopes, allowing for a more aesthetic system. Standard colors include white, gray, tan, and safety yellow. Custom colors can be supplied for large projects.
Preventive Maintenance Programs
We are currently working to build customizable PMP’s to suit each customer’s individual needs. Whether that be clearing scuppers and drains quarterly, to performing routine checks on potential leak points, a PMP can be created for everyone.
Inspections
We feel that one of the largest resources lacking in this industry for building owners is information. To be able to both receive, and trust the information you are receiving about your property can help you make an informed decision on your investment. That is why we at TSE always give free inspections. We will come out to your property, inspect the roof substrate, parapet walls, coping, penetrations, drainage, and insulation if needed. If you prefer to not have foot traffic on your roof, we can perform a non-invasive drone inspection to get both photos and videos of your roof’s surface condition. We will then turn the information into an easy to read PDF report. Our number one goal at TSE is to help the customer, and this is one way we can do so.
